Floor Stripping & Waxing in Long Island & NYC

What Our Floor Stripping And Waxing Covers

At a glance

  • Over time the finish wears thin in walkways, scuffs build up, and layers of old wax trap dirt and turn yellow.
  • Floor stripping and waxing is priced by floor area.
  • Prep: light, movable items are moved when included in your quote; the floor is swept and dust-mopped and baseboards protected.

Hard floors in busy buildings take a beating. Over time the finish wears thin in walkways, scuffs build up, and layers of old wax trap dirt and turn yellow. Regular mopping can't fix that; the old finish has to come off.

EEB strips, waxes and burnishes commercial hard floors for offices, schools, stores and other facilities across Nassau County, Long Island and New York City. We schedule the work when your building is closed, so floors have time to dry before people return.

What Is Floor Stripping And Waxing?

Stripping removes the old floor finish (often called wax) down to the bare floor, along with the dirt and scuffs trapped in it.

Waxing applies fresh coats of floor finish to protect the floor and give it an even shine. The number of coats depends on the floor, its condition and the finish system used.

Burnishing (also called buffing or polishing) uses a high-speed machine to bring back the shine between strips, without removing the finish.

Most floors that are stripped are waxed straight after, so the two are usually booked together.

Floors We Work On

Stripping and waxing is used on resilient hard floors such as vinyl composition tile (VCT), which is common in schools, offices, stores and medical buildings, and other resilient flooring designed to take a floor finish.

We check the floor material and existing finish before confirming the treatment. Not every floor should be waxed: hardwood, natural stone and some sealed floors need different care.

If you're unsure, send us a photo and we'll tell you what your floor needs. For tile, see Tile & Grout Cleaning.

How A Strip-And-Wax Job Runs

  1. Prep: light, movable items are moved when included in your quote; the floor is swept and dust-mopped and baseboards protected. Fragile, very heavy or connected items may need to be moved by you or handled separately.
  2. Strip: stripper is applied, the old finish is loosened and scrubbed off, and the floor is rinsed.
  3. Dry: the bare floor dries completely before anything goes on it.
  4. Wax: coats of finish are applied, with drying time between each.
  5. Cure: the floor needs time before foot traffic and before furniture goes back. You'll get guidance for your job, since it depends on the finish, number of coats, temperature and humidity.

How Long It Takes And How Often To Do It

The time depends on the size of the area, how many layers of old finish there are and how many coats go down. A small office may be done in one evening; larger areas may be split across nights or done over a weekend.

How often a floor needs stripping depends on traffic. Busy entrances and hallways wear faster than private offices. Many facilities strip and wax once or twice a year and burnish in between to keep the shine. If you have EEB janitorial service, floor care can be built into your schedule. See Janitorial Services.

Call (718) 930-2894
Do you have to strip the floor every time? −
No. Between strips, burnishing and an occasional fresh top coat can keep the floor looking good. Stripping is needed when the finish is worn through, yellowed or built up with dirt.
Can you work after hours? +
Yes. Most strip-and-wax jobs are scheduled in the evening, overnight or on weekends so the floor can dry before people return.
How soon can we walk on the floor? +
We'll give you guidance when the job is finished, based on the finish, number of coats, temperature, humidity and site conditions.
Do you wax residential floors? +
Yes, when the floor material suits the process. Most of our floor stripping and waxing is for commercial properties.
What's the difference between burnishing and buffing? +
People use the words for similar work. Both use a floor machine to restore shine to an existing finish; burnishing uses a higher-speed machine.
