Grout is porous, so it soaks up dirt, soap and spills that a mop or sponge just pushes around. Over time the lines go from light to gray to almost black, and the whole floor or shower starts to look older than it is.

How We Clean Tile And Grout

  1. We look first. We check the tile type, the grout's condition and anything used on it before.
  2. We pre-treat. A cleaner suited to the tile is applied to loosen dirt and residue in the grout lines.
  3. We scrub and lift. Depending on the tile, grout and condition, we use professional cleaning solutions, agitation, extraction or steam where the surface suits it.
  4. We rinse and dry. Floors are left clean and dry to walk on as soon as possible.

What Results To Expect

Professional cleaning lifts built-up dirt and residue that household scrubbing usually can't reach. How much grout color comes back depends on its age, the type of stain, whether bleach or harsh products were used before, and whether the grout is cracked or worn. We'll tell you what we expect after seeing your photos.

Cleaning, sealing and repair

  1. Cleaning is the main service: tile and grout lines cleaned and residue removed.
  2. Grout sealing is an optional add-on after cleaning, when the grout and surrounding material are suitable.
  3. Repair or restoration for cracked, crumbling or missing grout is a separate service, arranged when your project needs it. Tell us what you're seeing and we'll let you know your options.

Dark spots in showers can be soap scum, mildew staining or mold. Surface staining may be addressed as part of the cleaning when appropriate.

Suspected mold growth inside walls, behind tile or within building materials is different from tile and grout cleaning and may require a separate qualified service; mention it when you book.

Can Grout Be Steam Cleaned?

Steam can be used on many sealed, intact tile and grout surfaces. It isn't right for every situation; cracked or crumbling grout and some natural stone need a gentler approach.

That's why we check the surface before choosing a method. Natural stone such as marble and travertine is handled case by case, with methods suited to the stone, not the same treatment used on ceramic or porcelain.

How Much Does Tile And Grout Cleaning Cost?

Key pricing facts
Tile and grout cleaning is quoted after we review your photos and the size of the area.
The price depends on the square footage, where the tile is (floors, walls or showers), how soiled the grout is, and the type of tile.
Grout cleaning takes time because the work happens in narrow lines across the whole surface, and heavily soiled grout may need more than one pass.
That's the main reason it costs more than an ordinary floor cleaning.
If the space or items turn out to be noticeably different from what was described, we'll explain the difference and confirm any change to the scope, price or timing before continuing.
Extra work is only added with your approval.

How often should tile grout be professionally cleaned? −
It depends on traffic and moisture. Busy kitchen floors and showers show dirt faster than a guest bathroom. Many homes book a professional cleaning once a year, with regular wiping and mopping in between.
Is professional tile and grout cleaning worth it? +
If scrubbing no longer makes a difference, a professional cleaning can lift residue household products leave behind. We'll be honest about what to expect from your photos before you book.
Is dish soap good for cleaning grout? +
Mild dish soap and warm water are fine for routine cleaning of most tile. For built-up residue, a professional cleaning reaches deeper into the grout lines.
Do you seal grout? +
Yes, as an optional add-on after cleaning, when the grout and surrounding material are suitable. It isn't automatically included; select it or ask for it in your quote.
Can you do just the bathroom? +
Yes. You can book tile and grout cleaning on its own, or with our bathroom-only cleaning. See Kitchen & Bathroom Cleaning.
